How banks decide
South African banks generally cap your bond instalment at about 30% of gross monthly income, and want your total debt repayments including the bond to stay under roughly 36%. We apply both tests and use whichever is lower, which is what the bank will do.
Who pays what
In South Africa the buyer pays transfer duty, the transfer attorney and the bond registration attorney. The seller pays the estate agent commission, the compliance certificates and any rates or levies owed up front. These costs are due before registration, not from the bond, so they need to be cash in hand.
